Key considerations when styling for sale
If you are looking to sell your property and are considering property styling to boost your marketing campaign – great! You’ve made a wise decision! We’ve seen vendors achieve up to 25% more for their property with home staging.
As many clients only sell a property a couple of times in their lives, many are not familiar with the timeline of events that need to occur before your property goes to market.
Here are the key considerations for vendors considering styling for sale:
It’s very important to consider timing, especially if you need to sell by a particular date due to an onward purchase or financial commitments. Discuss timing with your stylist and real estate agent up front.
Lead time for property styling is generally around 1 week from the initial consultation and quotation to the installation date. However, in peak selling seasons such as Spring it is best to allow a few weeks from the quotation to furniture installation as we can book out a few weeks in advance. If in doubt it is best to organize an initial consultation with your property stylist as early as possible.
Vault Interiors offers some of the most reasonable property styling rates in Sydney. Full property styling packages start from just $3000. We also offer partial styling for occupied or tenanted properties.
If your property is completely vacant we highly recommend furnishing the entire property. Due to tight budgets we are sometimes asked to furnish only key rooms of a property. This technique can work against you as most buyers struggle to visualize how they would use a space if it is not furnished. It could be the small back bedroom or the small courtyard that put a buyer off your property. It usually pays to stretch the budget a little for a full styling package.
Who is living in the property? If the property is your own home, and you don’t plan to move out for the sales campaign, adding a stylist’s touch with a partial styling could do the trick to get extra buyer interest.
If your property is tenanted, you need to consider whether to ask your tenants to vacate or sell it tenanted. Consult with your real estate agent for advise on the best option for your property.
Keep in mind the lead time to receive vacant possession of your property could be a number of weeks. If you plan to sell tenanted you will also need to provide notice to the tenants for access to the property for styling, photography and open for inspections. Partial styling is a great technique to improve presentation in tenanted properties, which often do not present well.
4. Overall presentation
If you are undergoing a makeover prior to listing your property for sale, our stylists can offer advice on colour schemes for paint and carpeting to ensure a cohesive end result. As trained stylists who see many properties each year we are on-top of the latest trends, which may help your property appeal to more potential buyers.
Ensure you allow a number of weeks lead time, even for a basic makeover. You may also want to consider tidying up your garden, professional cleaning and carpet cleaning which can also add to your timeline.
5. Your buyer demographic
A well styled property is more than just placing the latest on-trend furniture, it’s about creating an emotional response from buyers by dressing the property in a warm, welcoming and functional way that also appeals to the target demographic of the home.
Appropriate furniture and accent colours can be used to enhance the property’s appeal to a particular buyer. Empty nesters may like a home presented in a more neutral palette, where as a young executive buyer may prefer a more designer edge with bolder accent colours. If the property is close to natural beauty – the styling should reflect this and reinforce the potential lifestyle benefits to the buyer.
