Lead time for property styling is generally around 1 week from the initial consultation and quotation to the installation date. However, in peak selling seasons such as Spring it is best to allow a few weeks from the quotation to furniture installation as we can book out a few weeks in advance. If in doubt it is best to organize an initial consultation with your property stylist as early as possible.

If your property is completely vacant we highly recommend furnishing the entire property. Due to tight budgets we are sometimes asked to furnish only key rooms of a property. This technique can work against you as most buyers struggle to visualize how they would use a space if it is not furnished. It could be the small back bedroom or the small courtyard that put a buyer off your property. It usually pays to stretch the budget a little for a full styling package.

3. Occupancy
Who is living in the property? If the property is your own home, and you don’t plan to move out for the sales campaign, adding a stylist’s touch with a partial styling could do the trick to get extra buyer interest.

If your property is tenanted, you need to consider whether to ask your tenants to vacate or sell it tenanted. Consult with your real estate agent for advise on the best option for your property.

Keep in mind the lead time to receive vacant possession of your property could be a number of weeks. If you plan to sell tenanted you will also need to provide notice to the tenants for access to the property for styling, photography and open for inspections. Partial styling is a great technique to improve presentation in tenanted properties, which often do not present well.

4. Overall presentation
